If you are like me, you have spent thousands on real estate investing courses. All neglected the key ingredient, business organization. Following up and managing one property is a simple enough process. But when you add on top of that several other properties and the everyday stress of life, then staying organized in your real estate investment business can become a challenging task at best.

So, in my effort to find an off the shelf product to help with my investing business I tried several solutions. I first looked at several CRM (Customer Relationship Management) applications, such as ACT!, Outlook and Goldmine, that allowed you to add a few custom fields. They did not meet my needs because they were not specifically designed for real estate investing and complicated to learn and expensive.


THE ONLY LOGICAL SOLUTION WAS TO BUILD IT MYSELF!

Before I got interested in real estate investing, I have spent nearly ten years and am still presently in the computer consulting industry. I have lead the implementation of financial systems for Fortune 500 and Governments all over the globe. I put that experience, my understanding of business processes and my love of real estate investing to work in developing an application that SPECIFICALLY addresses the needs of real estate investors.

The development started out of my personal requirements to keep up with all of the data I was accumulating regarding properties in default. I choose the web platform because of the ease of implementation and maintenance. I chose an Oracle© database because it is an enterprise level database chosen by over 70% of the Fortune 100 companies all over the world.

The program grew as my needs increased. I added financial analysis, contact management and other functionality as needed. While demonstrating the application to some of my associates, they suggested that I release it to the public. I then began adding security and multi-user functionality to create a subscription-based business model that would allow several users the ability to partner in their real estate investing activities and achieve a greater level of success through team work.

I then consulted other real estate investors in the industry for their input on what they would like to see in a real estate investment tool. I also had to remove some of the specific functionality that I had added for my own personal needs to make it more applicable to the general public. As a result, we have more functionality that we can roll out to our users in the near future that will give them a strategic advantage on the investing competition.


STILL NOT CONVINCED!

Let's look at the alternatives...

Keep Doing it the Old Way
The old way of investing in the age of technology will always put you at a disadvantage when competing with the competition. At the very least, you will not gain a competitive advantage on your competitors. You will waste countless hours locating information or worse loose out on a great opportunity because you were unorganized.

You have already come to expect technological advances in other aspects of your life such as online banking and stock investing. Why not come to expect that same level of technology in your real estate investing endeavors.

Modify Other CRM Packages to Fit Your Needs
This will only lead to a high level of frustration. You will have to tailor your needs around the limitations and functionality of the application. You will have to wade through all of the useless functionality that you do not need. You will also pay a hefty price for features that you do not need or will ever use

A tool specifically designed for real estate investing will always be the best approach. The tool is designed with your special needs in mind by real estate investors in the business and using the tool everyday with you. Imagine trying to explain to a GoldMine representative that you are having problem entering the first mortgage or comps for your property.

Build It Yourself
As I stated earlier, I have nearly ten years of computer consulting experience. It took me and other investors nearly 3 years to complete the development of this application while at the same time continuing with our careers. Now if we were to put that into a dollar amount, it could conservatively be well into six figures.

To get a true picture of the amount of work and complexity involved in the development of the REITools application, take a moment and look at the architecture of the application:



Besides building the REITools engine, you would have to build the affiliate interface which connects you with several other investors as well as generate additional residual income outside of your investment activities. Then you would have to develop portals for your investors, buyers and sellers. Finally and certainly not least, you will have to develop a wireless interface.

Assuming that you have the expertise in-house as well as the money and the time, why bother with it when you can piggy back off of someone else's work for a next to nothing subscription fee. Besides, you are in the business of real estate investing and not computer consulting.

I am just a nerd at heart and due to my compulsive nature that drew me into consulting in the first place, I could not resist the opportunity to build something that would be truly unique in the residential real estate investing industry.

So why not take advantage of my personality flaws and use them to your advantage and save a ton of money and time.

Use Another Real Estate Investment Tool
OK, I can respect that. There are several tools out there on the market now. But understand this. The majority of them, if not all, have one major thing in common, they are not online.

What's the big deal about not being online? The first and obvious problem is that you will only have access to your information if you are at your computer. Let's face it, at some point you are going to have to leave your home in this business. What happens if you need to get access to your information while on the road? An online application that provides wireless access can help you solve that problem.

Then there is the community and partnership aspect. How can you and your investment team share data if it is all on one computer? How will you be able to search another investor's public properties or public buyers to find a match for your deal? An offline solution cannot provide this functionality.

Another by product of an online solution is that you will get free leads just by searching the public databases of properties and buyers. How can an offline solution help you find a buyer for your property that you just got under contract. Or help you quickly locate a property for your buyer. There are services on the internet that charge several hundred dollars a month just for a plain text file of leads. You will have the opportunity to either flip your properties to other investors or purchase properties wholesale.

What about upgrades. How are you going to transfer your information when you upgrade. Some software even charge for upgrades. All maintenance and upgrades are centrally maintained and are free of charge. Your information is always safe.
